Development Update- April 2018
All planned demolition has now taken place to the original buildings on site. 5 out of 6 foundations have been dug and poured. The 6th block is well underway with the required piling.
Blocks and beams have been installed to all plots except block 5. The timber frames and roofing are completed up to blocks 1 and 6. The framework on block 2 is ongoing. The stone base is also complete on block 6.
Brickwork is ongoing across the site. The ground floor has been insulated and screeded on blocks 1 and 6. Main drainage and external infrastructure is to be completed shortly.
After some delays due to unforeseen piling requirements and bad weather, things are now moving ahead at a good pace and we hope to regain some of the lost days as we enter spring.

HCD16 – Moss Lane
Our latest development at Crewe, with phase 1 being released on the website 5th April, filled up in an impressive 3 hours. We hope to have the site purchase go through this month and start work on the site as soon as possible afterwards.
HCD15 – Buckton View
Piling is well underway on plots 1-3. Vegetation has been stripped back from the main site in preparation for major earth moving works, which are required to shape the site and construct the new road. All trees which are due to remain on site are now protected.
We continue to receive sales enquiries through our website, despite the very early stage of development. We expect this to increase as the advertisement hoardings go up in the next two weeks or so.
HCD14 – Frodsham Old Library
The bearing of the ground has now been confirmed, with rock found at 400mm – as a result, the design of the stanchion base has been finalised and the structural steelwork for the external foundation works and extension ordered. We are now working towards a phased completion of the project, which will allow us to open a show home at the site and release 4 apartments for sale prior to completion of the extension. Water, gas and electricity have now been connected. The show home was very well-received on the opening weekend and has been ever since. This has resulted in twenty percent reservations to date and several more expressions of interest. The last bits of brickwork and roofing have been completed on plots 5 & 6 following delays from last month’s ‘beast from the east’. This was the last pair to be erected, due to drainage access requirements through the adjoining carpark.
All plots except 5 & 6 have now been fully tiled and kitchens have been installed. The second fix is now complete with the exception of doors. Externally, landscaping has begun – topsoil has been laid ready to receive turf. Both tarmacing and paving have begun the week following Easter. View the latest images here.
HCD10 – Bollin Heights
The development at Bollin Heights has 6 weeks left until we complete on the original 24 apartments. Of those 24 we have 20 sold and exchanged. 1 has been arranged for new signage to be put up so that it will be visible from the A34 and Macclesfield road.
Hopefully, this will give us the final sales push required to get rid of the last few plots. Sebastians are still taking regular enquiries, but we are trying to get the sales in before the end of the development. We will be looking to complete on another property before the end of this month and then there will be a batch of 3 or 4 before the end of May 2018.
The extension has fallen behind by about a week due to a mix of inclement weather and not being able to use the crane, however, we have managed to find a workaround that should see the roof on by the middle of May.
As of April 6th 2018 we have repaid 87% of capital to phase 1 investors and will continue to pay out capital as sales complete. Once all capital has been repaid we will pay out interest to all investors – we do not currently anticipate this being before June 2018. View the latest video and images.
HCD7 – Brundred Farm
On reflection, after taking further advice, we decided we were not 100% confident about the intended plans our architect had devised for the development.
We have had an alternative proposal/ plans drawn up. This has taken some time a great deal of consultation. We will be comparing the two and making a decision on which we believe is best one to proceed with next week.
HCD5 – Bank Chambers
We are now into what we hope is the last two weeks of the build at Bank Chambers. There have been some last-minute problems raised by building control on the requirement for further fire stopping, thus we have had to get more joinery, plastering and decorating done to appease them. We are almost over the final hurdle with the utilities companies now, and the meters are now to be fitted on the 18th / 19th of April. Then the electricians can power up the building and the final testing and commissioning can begin.
We have also agreed to the sale of the freehold and the sale of the commercial unit subject to planning, so further income is secured for the development. We do have 3 properties left to sell, which Sebastians are working hard on. We will arrange furniture for a show flat if sales have not been found by the time the build is complete. HCD4 – Gratrix Park
Gratrix is now 8 weeks from full completion, 6 weeks until the last buyers move in and 8 weeks to finish all of the remaining external works. A lot of the landscaping is complete and the front of the site (see images linked to below) is looking great. We had a call from a buyer last week who was desperate to purchase one of the properties and would pay over the asking price if anyone was to drop out which speaks for the quality of the development.
The final buyer is due to exchange 5th April 2018 and all remaining completions are on track.
All investors in phase 1 of Gratrix Park have had their capital returned to them, and we are paying the last phase 2 investors week ending 13th April 2018. We are aiming to pay phase 2 investors their capital 13th and 18th April. View the latest images and videos.
HCD3 – The Woodlands
The Woodlands has had a very good month on both the build and on sales. Currently, we have a total of 11 properties either sold or reserved and 3 properties are between 1 – 2 weeks from exchange. David at Sebastians reserved two detached properties the weekend of 7th and 8th April and has “hot buyers” booked in for both Wednesday and Saturdays opening day the 2nd week of April. 1 of these properties is 8 weeks from completion, so if the conveyancing process is smooth we should have our next two completions in the next 2 months. Despite the success of Sebastian’s sales efforts we have decided to appoint a local agent also to aid with the sales process and give the site an extra push.
Our contractor has stated that they believe they will be completely off-site by late 2018, so we are pushing to have everything sold and exchanged within 6 months or sooner so by October/November 2018. View the latest images here.
HCD2 – Alderley Edge
The fit out at Alderley Edge is now motoring on with a considerable amount of the tanking and MF framing/stud work complete. The roof should be fully battened and felted by end of play mid-April, but the fact that the building isn’t dry yet is not slowing anything down. The buyers open day is forecasted for either 28/04/18 or 05/05/18, dependent on the work on the stairs being completed.
The interior designer has made virtually all relevant choices for the final fit-out and we are currently awaiting prices back from the steel frame companies to start the garage works.
If the open days goes well and a sale is driven from this we could have our first completion at the end of June 2018.
This development is behind schedule due partially to issues with planning permission and local residents, but we are endeavouring to get it back on track as much as possible. View the latest images here.
