Number 10, Alderley Edge HCD2

Number 10 has come on again and we are now into completing the final finishes on the build.

Window glazing has started to go in alongside the bi-folding doors and the apartments are looking more and more impressive.

The quality of the final finish and the exclusivity of the development has appealed well and we have a reservation pending on the penthouse apartment, which will mean 3 out of 4 will be reserved.

Apartment 4 is days away from exchange, so we are very much hoping that all will be sold by the end of the build and we can complete all the sales soon after the completion of the build.

The Woodlands HCD3 

The popular Woodlands development now has 26 out of 28 houses roofed with 23 properties completely water tight.

We have sent the completion notice for plot 16 and 15 will follow this weekend. Both of these sales are connected to the HS2**, so both ourselves and the buyer have to jump through a few hoops to get them over them over the line.

Plot 18 & 17 are near to exchange and could be completed within the next 6 weeks.

Plots 24 & 28 are exchanged and are just waiting for a final build completion date.

Plot 1, 27 and 25 are having their valuations re-done. We have carried out two independent RICS valuations to help with this process.

Our contractors are now pushing to finish one property every 10 – 14 days.

**HS2 is due to run through the region which has lead to compulsory purchases being made on a large number of properties and a demand for new homes.

Bank Chambers HCD5

The development at bank chambers is nearing completion with all but one of the apartments now sold and the rest in the hands of both ours and the buyers solicitors . Since the last update we continue with two estate agents helping us with the conveyancing and our in-house legal liaison working through any issues that may arise. We have commenced paying out phase 2 investors on a first in first out basis and will continue to do so as sales complete. We anticipate paying interest to phase 2 investors by the end of September. Stockport market place is due to be redeveloped by the team who successfully converted the award winning Altrincham Market and Manchester’s ‘Mackie Mayor’ developments which will both promote the area and help with the last sale.

 

Bollin Heights HCD10

Bollin Heights is entering into it’s last couple of weeks of the build and it certainly is a far cry from the office block we bought in 2016.

There are now only 2 apartments left to sell and there has been significant interest on both.

We have 2 apartments that are nearing the end of the legal process and will soon be in a position to complete and one recent sale that we hope to complete on by early October.

The new external communal areas are really coming together with landscaping nearing completion and feedback from 20+ residents is that this is a truly “fantastic” place to live.

We are aiming for everything to be sold by the end of October.

Please note as of 7th September 2018 all investor capital across all phases has been repaid.  We hope to be in a position to pay out interest by October 2018 and all investors will be emailed when their interest is due to be paid.

Second Income IdeasSpringfields, Sandbach HCD13

Our first reservation is with the solicitors and we are working to exchange and complete as quickly as possible. We have two other interested parties awaiting sales on their own houses and we continue to receive interest and viewings via our local agents – we are expecting activity to increase now that the summer holidays are coming to an end.

We are very pleased with the look, feel and finish of the completed houses and we hope you will agree when you look at the photos.

Library House, Frodsham HCD14

We are pleased to report that our first reservation is now with the solicitors and we are expecting a second imminently, via our local agent.

The steel frame of the extension is complete and the floors are in; scaffolding is up to allow external brickwork to be completed. In the original building the metal stud walls are almost complete and work on the ceilings is underway. The roof is due to be removed shortly in order for it be raised in one section and to ease installation of the Velux windows.

The showhome is due to be complete late November 2018 and we are confident that these apartments will sell very quickly once people can see the beautiful modern accommodation on offer in this historic, characterful building.

Buckton viewBuckton View, Mossley HCD15

Plots 1-3 are now above ground level – all foundation work and internal drainage is complete. Scaffolding is now up on plot 3 to allow superstructure masonry work to commence.

On the main site, piling platforms are complete on plots 4-17 and concrete driven piling is underway. Earth moving works continue on plots 18-29 and piling has commenced.

We now have two reservations on the main site and continue to receive lots of enquiries via the website.

Moss Farm, Leighton HCD16

At long last we have received the easement that we have been waiting for from the local authority and as such we anticipate completing on the purchase of the site before the end of September.

We are mid-way through our prescribed newt-monitoring period (which had to be restarted due to the very hot weather earlier in the summer) and once this is signed off we will make a practical start on site.

 

dev update Parkside, Sandbach HCD17

All plots have now been plastered, kitchens have been installed up to plot 10. Second fix plumbing and electrical work is underway, second fix joinery is almost complete. Tiling is complete up to plot 10. Fencing to the rear of the properties is ongoing and top soil is going down. Paving of rear gardens and pathways is ongoing.

The front gardens, driveways and road have been set out so the site is starting to take shape.

Fox Owl Rise (formerly The Egyptian Mill) HCD19

The site cabins and hoardings have been installed and the contractors are stripping and levelling the site prior to drainage and foundation work to commence. The brochure and hoarding design is underway and we have a press release going out shortly to raise awareness of the development in the local area.

Fox Owl Rise devBridge View, Rudheath HCD20

Things are progressing well on site – the site strip and level has been completed.  Foundation design is complete and work will commence on foundations and drainage once the drainage design has been finalised.  We have made changes to the internal layout and elevations which are currently with the planners for approval. The brochure design is almost complete and will be ready for release shortly.
